Potential

Montavia Estate is zoned agricultural. In the past, it was planted in coffee, bananas, and used for grazing. Some small areas can be developed as specialty gardens and others can be converted to food forest. The soil, light, and water are excellent for growing things.

There are several sites arranged along the roads that would be suitable for houses or commercial structures. Possible use could include a hotel or a lodge, cabinas, education, therapies, and science.

This property has the scale to provide a base of operations for many types of non-profits. In spite of the apparent remoteness, anything you might need is available nearby. Only a few minutes away is the campus of a large university.

For those who work remotely, this is a quiet and safe place for any and every form of on line activity. The signal strength is good.

Having said all of that, here are some further considerations:

1. The estate is a dynamic community of living things. That community is constantly striving for greater and greater excellence which we summarize with a rather drab term “biodiversity”. We can say that biodiversity includes both long-term and short-term participants and among those are migratory extensions of nature, some of them human, including you. Part of the potential of this unique place is the simultaneous extension and improvement of nature.

2. At present about 12% of the estate is reserved for human use. This area includes buildable or farmable flat spots and the driveable lanes connecting them. The areas that are not flat are currently occupied by the natural biological systems. Of course, you can build on slopes, but it is more expensive and thus less cost effective to do so. Probably best opportunities for human use could extend to 15 or even 20% of the land. The potential here, and an exciting one, is what we call cohabitat. Conventional thinking is that people are in one place and nature is somehow a kind of zoo elsewhere. Over time, the zoo keeps shrinking as people nibble away at the edges. The zoo lacks what in legal terms is called “standing”, meaning that it has no right to appear in a court of law and defend itself. Outside of the courtroom though, everything has standing before the laws of nature. We are all citizens equally of the biosphere, and if we fail to understand that and act accordingly, the planetary biosphere will die, including us. The potential here is for good and wise and visionary people to engage in what is called stewardship, which protects against unwise human destruction. Becoming such a steward may be the best and highest use of your most precious life.

3. Deforestation equals desertification. Reforestation brings water to the land. You have the potential on this unique piece of land to hunt and gather water. It will be easy and tremendously empowering to work with nature to control your water supply. Few people have such an opportunity.
